When signing a "single-family home construction contract (CCMI: see below)", you will benefit from very specific guarantees offering you great protection. In their price, Maisons Pierre includes all of the guarantees required by law, as well as numerous others.

Required Guarantees and Insurance

Guaranteed reimbursement of deposit made

The CEGI – Compagnie Européenne de Garanties Immobilières – a partner of Maisons Pierre, guarantees, throughout the administrative phase (from the time you reserve your home until the worksite is opened), the amount of the deposit you made when you reserved your home (5% of the price, tax included).

It will be replaced by the delivery guarantee at the agreed price and timeframe.

Before construction begins :

The CEGI - Compagnie Européenne de Garanties Immobilières – a partner of Maisons Pierre covers, throughout the construction period, the risk that the builder would not be able to finish the work. In this case, and if necessary, the guarantor would take charge of the construction and complete it on their terms.

When the home is delivered:

The guarantee of perfect completion

This guarantee requires the builder to repair any deterioration or malfunction that occurs during the 1st year, following the receipt of your home.

Contractors' guarantee insurance:

This involves equipment that may be replaced without damage to the structure of the building (examples: windows, etc.). This guarantee is valid for 2 years following the receipt of your home.

Decennial liability insurance:

Your home is guaranteed for 10 years for the entire building shell: masonry, framing, roofing, etc. This guarantee is only applicable in the case where the home’s solidity is compromised, or in the case of abnormalities that render it inhabitable.

Other guarantees provided by Maisons Pierre:

Damage insurance (compulsory)
This is, first and foremost, your recourse insurance. It covers all of the hidden defects rendering the construction unfit for use (for 10 years).
It also presents the advantage of quickly covering the repair work relating to damages incurred within the context of decennial insurance, exclusive of any liability.
Normally, the Owner (client) must take out this insurance, and it is relatively costly.
At Maisons Pierre, this insurance is included in your home’s selling price.

1-year comprehensive residential insurance policy
You will most likely have to take out this insurance policy when your home is built. That’s why Maisons Pierre offers you, for just €1 more, the option of subscribing to this comprehensive residential insurance policy through AXA Assurances (valid for 1 year, beginning from the time your home is water- and air-tight, and renewable by you with said company or the company of your choice).

The single-family home construction contract (CCMI : Contrat de Construction de Maison Indviduelle) This contract is in compliance with the recommendations of the Union Nationale des Constructeurs de Maisons Individuelles (UNCMI – National Association of Single-Family Home Builders) and is our pledge to you that we will comply with all regulations and standards in effect for our profession.

Field controls: Quality pledges

Your construction will be subjected to rigorous inspections by professionals at each step

• The placement of your house and altimetry control (lower floor height): conducted by an expert surveyor who will verify that your home complies with the plans.
• The construction of your home is supervised by a construction superintendent.

• A second company professional dedicated to the “finishingâ€?
• Assistance from an expert from the bureau Veritas (www.bureauveritas.fr): before the keys to your new home are presented to you, this expert will conduct a very rigorous quality control inspection.
  

All of these services are included in the price of your home.
