Using a notary’s services: Security for the acquisition of your lot
When you purchase your ground, you will have to visit a notary. This judicial officer's services are mandatory.
Notary fees include reimbursing the notary, as well as the fees that he incurs on your behalf, in order to complete your file and present you with a title deed.
In France, these fees are assumed exclusively by the purchaser.
Important:
You only have to pay notary fees for the purchase of the lot (there are no notary fees for the house that will be built).
You can count on paying approximately 3% of the selling price for the lot (numbers given for informational purposes only), as compared to approximately 7 to 8% that you would pay for a house that is more than 5 years of age.
The land and house prices both include taxes.

Application for a Construction Permit
Once you have selected your lot and your house, we will establish, on your behalf, all of the administrative procedures necessary to complete your file.
It takes approximately 4 months to obtain a construction permit, once your file has been submitted.

Taxes and Fees
In France, you become the owner of your lot for life!
Once a year, you will have to pay 2 taxes to your city’s tax collectors:
- Tax on Furnished Accommodations : This tax is calculated, based on your situation. It contributes to the financing of services rendered to the inhabitants, by the State, for public facilities.
- Property Tax : This tax applies to the ownership of your property, and to the surface area of your lot. This is established based on the community where you live.
